Winter's thaw

Crazy to think, but snow is weight and when freezes and turns into ice, the weight multiplies. Too much snow and/or ice on a roof can cause it to collapse. Also, roof leaks may occur when the snow or ice starts to thaw causing water to drip into your living space. Making a plan to protect your home from damage caused by this can be beneficial.

Here are a few ways to prevent damage to your roof, basement, crawlspace and sidewalk:

Roof:

How much snow can your roof handle?

Flat and low-slope roofs accumulate more snow and ice, while melting snow runs off of steep sloped roofs. Ice and snow also tend to pile up on porches and places next to a taller section of the house, especially during high winds. Unless the roof structure is damaged or decayed, most residential roofs can hold 20lbs per square foot of snow before they become stressed.

The best way to prevent damage is to remove snow from roofs, covered patios, carports and awnings. 

Basement, Attics, and crawl space

Once you notice water damage, repair rooms promptly to prevent mold from growing.

  • On the roof check for loose or missing shingles.
  • Check the attic, basement, or crawlspace for leaks, signs of moisture damage, and standing water.
  • Clean and clear the gutters and ensure they are functioning properly.
  • Check siding, windows and doors to ensure no areas have come loose or that water has seeped in.

Sidewalk

Homeowners are legally obligated to clear their sidewalks of ice and snow but while your out there it's a good time to check that the nearest storm drain is clear of debris, because when everything melts it can potentially cause flooding.
